Developers have reported more than 80 percent of inventory leased at 351 Marin Boulevard, a new 38-story rental property in Jersey City, some three months after hitting the market. Developed in collaboration by Kushner Real Estate Group and Northwestern Mutual, the tower contains 507 rentals ranging from studios up to two-bedroom homes.

Each apartment features wide-plank hardwood flooring, in-unit washer and dryer, solar shades, steel appliances, and white quartz countertops. Select one-bedroom floor plans offer a bonus den that can also be utilized as a home office. The Marketing Directors is the exclusive leasing agent for 351 Marin, where monthly rent for a studio unit is priced at $2,970 with immediate occupancy.

“The demand for a comprehensive offering of smartly designed living spaces and thoughtful amenities inside and out is soaring, and 351 Marin delivers in every respect,” said Jacqueline Urgo, president of The Marketing Directors. “The leasing velocity we’re experiencing here is at pre-Covid levels as residents are clamoring for an elevated lifestyle experience in a dynamic, well-connected neighborhood.”

Designed by Hollwich Kushner and HLW Architects, 351 Marin features a cleaved, cantilevered base that frames a 4,500-square-foot public plaza complete with a cafe.

The eighth-floor amenity deck features a 24-hour fitness center, a full entertainment kitchen with seating area, a screening room, a game room, and a children’s playroom. On the same floor, outdoor amenity spaces include a landscaped terrace with a pool, ample seating, fire pits, and barbecues. A community garden and dog run can be found on the seventh floor.

Perched atop the 37th floor is the Sky Lounge, which includes an outdoor, landscaped patio with a tiered theater and sweeping views of the Manhattan and Jersey City skylines. Indoor spaces include co-working areas and banquette seating.
