Permits have been filed for a 12-story mixed-use building at 563 Sackett Street in Gowanus, Brooklyn. Located between Nevins Street and Third Avenue, the lot is within walking distance of the Union Street subway station, serviced by the R train. Marino Mazzei under the BonaFide Realty LLC is listed as the owner behind the applications.
The proposed 135-foot-tall development will yield 258,599 square feet, with 214,427 square feet designated for residential space, 35,894 square feet for commercial space, and 8,276 square feet for manufacturing space. The building will have 291 residences, most likely rentals based on the average unit scope of 736 square feet. The concrete-based structure will also have two cellar levels, a 30-foot-long rear yard, three commercial loading berths, and 172 enclosed parking spaces.
Archimaera Architecture PC is listed as the architect of record.
Demolition permits have not been filed yet. An estimated completion date has not been announced.

I’m curious what this will look like. I guess the two cellar levels don’t count in the total square footage and will be where those 175 parking spaces will go. Will there be an artisanal kitchen in the manufacturing space?
