The affordable housing lottery has launched for One Bell Slip, a 31-story residential building in Greenpoint, Brooklyn. Designed by Handel Architects and developed by Brookfield Properties and Park Tower Group, the structure will add 413 residences to the massive Greenpoint Landing complex. Available on NYC Housing Connect are 125 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $51,840 to $167,570.
Units come equipped with floor-to-ceiling windows, custom quartzite countertops, in-home Bosch washer and dryers, name-brand appliances and finishes, air conditioning, hardwood floors, and Latch smart access. Amenities include a state-of-the-art gym with a yoga studio, cycle studio, and on-demand fitness Wellbeats program, a pool, co-working and conference rooms, lounge, children’s play room, dog spa, garage with electric vehicle charging stations, bicycle storage, shared laundry room, package lockers, concierge, doorman, and two terraces. Rent includes gas for cooking and heat and tenants are responsible for electricity.
At 80 percent of the AMI, there are 22 studios with a monthly rent of $1,437 for incomes ranging from $51,840 to $76,400; 12 one-bedrooms with a monthly rent of $1,542 for incomes ranging from $55,749 to $85,920; and eight two-bedrooms with a monthly rent of $1,862 for incomes ranging from $67,612 to $103,120.
At 125 percent of the AMI, there are 38 studios with a monthly rent of $2,277 for incomes ranging from $80,640 to $119,375; 16 one-bedrooms with a monthly rent of $2,442 for incomes ranging from $86,606 to $134,250; and 11 two-bedrooms with a monthly rent of $2,943 for incomes ranging from $104,675 to $161,125.
At 130 percent of the AMI, there are 10 studios with a monthly rent of $2,653 for incomes ranging from $90,960 to $124,150; four one-bedrooms with a monthly rent of $2,838 for incomes ranging from $97,303 to $139,620; and four two-bedrooms with a monthly rent of $3,397 for incomes ranging from $116,469 to $167,570.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 19, 2022.
