45-18 Court Square Completes Construction in Long Island City, Queens

Work is finishing up on the Innolabs life science facility at 45-18 Court Square in Long Island CityQueens. Designed by Perkins + Will and developed by King Street Properties, Newmark Knight Frank, and GFP Real Estate, the project involved the restoration of a central building and construction of a six-story addition in multiple wings. The low-rise property is located just south of Jackson Avenue between Court Square West and Pearson Street, a short walk from the 7, E, and G trains at the Court Square subway station.

At the time of our last update in July, the central building’s restoration was complete and the new wings were awaiting the installation of the dark metal framework around the grid of large windows. This is now finished, and the entrance is now clad in a slanted wall of warm-colored panels.

Only minor work remains to be completed on the ground floor. A metal canopy with Innolabs’ name and address hangs above the front doors to the property. The sidewalk barriers should soon be removed, as well as the remaining equipment on the opposite southern elevation of the development.

YIMBY last reported that 45-18 Court Square will yield 267,000 square feet of laboratory space with amenities such as a multipurpose room, an event space, a grab-and-go café, and 24/7 central security. The basement will contain space for both bike and tenant storage, a locker facility with showers, inner circulation serviced by two passenger elevators, one swing, and one freight elevator. Rentable square footage per floor ranges from 3,904 square feet in the cellar to 47,791 square feet on the second floor. The top four levels of the facility collectively span a total of 46,179 square feet.

  3. The original building is simply fantastic. The white bricks and ornaments are just so beautiful. The addition looks pretty good too as it fits quite well with the older building.
