Permits have been filed for a 23-story mixed-use building at 147-35 95th Avenue in Jamaica, Queens. The L-shaped site spans from 94th to 95th Avenues and borders 148th Street and Sutphin Boulevard, and the lot is near the Sutphin Boulevard-Archer Avenue-JFK Airport subway station, serviced by the E, J, and Z trains. Joel Weiss of Heartfelt Townhouse Build is listed as the owner behind the applications.

The proposed 241-foot-tall development will yield 346,635 square feet, with 345,319 square feet designated for residential space and 1,316 square feet for commercial space. The building will have 495 residences, most likely rentals based on the average unit scope of 697 square feet. The concrete-based structure will also have a cellar, a 30-foot-long rear yard, and 373 enclosed parking spaces.

Chris Christoforou of Thornton Tomasetti is listed as the engineer of record on the project.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

  2. So close to transit and yet so much parking. It’s climate arson to have so much parking imo

  3. Thornton Tomasetti is not an architect. J Frankl is the architect. I was able to find that in less than a minute and a half. JFC, NYY.

  4. I’m unhappy about losing my view and the increased traffic this will bring since there is limited parking in the area. Throwing up buildings so close together seems like a money grab rather than it being beneficial to residents in the area who need housing.
