Veris Residential this week launched leasing at Haus25, a 56-story residential tower at 25 Christopher Columbus Drive in Jersey City. The building features 750 rental apartments engineered for energy efficiency.
Designed by Elkus Manfredi Architects, the building is constructed to LEED Silver certification standards and is on track to be one of the most water-efficient residential properties in the city. Resource-efficient building systems include solar-powered hydropanes that extract water from the air and distribute it to drinking fountains on the roof deck, toilets, and shower heads that optimize water flow, and outside at-curb bioretention swales to collect and divert runoff.
Haus25 also offers 24 electric vehicle charging stations in the building’s on-site parking garage and 375 bike parking spaces. To help reduce residents’ monthly utility bills, the building features combined heat and power, or CHP units, that convert natural gas into electricity and heat and provide on-site energy generation while reducing greenhouse gas emissions. Veris Residential has also partnered with Logical Buildings to offer residents an app that shares real-time data on energy usage and individual carbon emissions.
Additional energy-efficient systems include a central heating and cooling plant, LED lighting, and elevators that use regenerative braking to reduce electrical demand.

With interiors designed by Fogarty Finger, Hau25 offers a mix of one-, two-, and three-bedroom apartments, all equipped with Energy Star appliances, smart thermostats, and smartphone video intercom systems. Select residences also include private outdoor space.
Communal amenity space accounts for more than 37,000 square feet of indoor and outdoor area. This includes a 60-foot swimming pool, an outdoor entertainment deck with a fitness center, firepits, grilling stations, an amphitheater, gaming spaces, and cabanas. Inside, residents will have access to co-working spaces, conference rooms, a fully equipped fitness center, a chef’s kitchen, a bowling alley, a karaoke lounge, a game room, a golf simulator, a children’s playroom, and a pet spa. A Sky Terrace near the pinnacle of the building offers panoramic views of the Jersey City skyline and private dining space.
Leasing and marketing are handled by Veris Residential, with initial occupancy slated for late April. The development team is already reporting a 20 percent lease-up of available units.

It’s a nice design, but there’s nothing sustainable about burning dirty fossil gas. The building should be all electric.
Natural gas burns clean and is abundant in the USA making it ideal for heating and for cooking.
Side note, because the current administration placed tighter regulations on natural gas, the price has been going up, which has increased the use of coal in the USA. So that’s what happens when other think like you, it increases the use of coal.
