244 East 52nd Street Tops Out in Midtown East, Manhattan

Construction has topped out on 244 East 52nd Street, a seven-story condominium building in Midtown East. Designed by Issac & Stern Architects for Minrav Development, the 26,000-square-foot structure will yield 15 residential units, a cellar level, a 30-foot-long rear yard, and a rooftop terrace. DCG is the general contractor for the property, which is being built on a 5,000-square-foot plot located between Second and Third Avenues. Sales and marketing will be handled by REUVENI, the first project for the company since partnering with Coldwell Banker Warburg on April 12.

At the time of our last visit in May 2021, demolition had recently been completed on the 9,200-square-foot education facility that formerly occupied the site, and excavation was just beginning on the property. Work progressed steadily over the past year and the reinforced concrete superstructure now stands topped out, with construction progressing on the cinderblock inner walls.

The rendering in the main photo shows 244 East 52nd Street clad in a traditional grid of windows surrounded by warm-colored masonry or stone paneling. The horizontally grouped clusters of floor-to-ceiling windows are interspersed by rounded columns in front of a dark metallic surface. A small setback is positioned on the seventh floor, and the structure culminates in a flat roof parapet. A list of potential amenities is still unavailable at the moment.

The closest subways from the property are the E and M trains at the Lexington Avenue-53rd Street station, which offers a transfer to the 6 train at the 51st Street station on Lexington Avenue.

A revised completion date for 244 East 52nd Street has yet to be announced, though YIMBY predicts the development to be completed by the end of the year or early 2023 at the latest.
