Renovation work is progressing on 1585 Broadway, a 42-story office skyscraper in Times Square, Manhattan. Designed by Gensler, the project involves the re-cladding of the 685-foot-tall structure’s podium and refurbishments to the tower’s 1.3 million square feet of office space. The building was completed in 1990 and serves as Morgan Stanley’s global headquarters. The property is located between West 47th and 48th Streets.
Recent photographs show the new glass curtain wall is almost fully installed across three sides of the podium. The steel superstructure remains exposed in a few sections where work is still wrapping up, and the framework for the new LED displays has begun assembly. The construction hoist is anchored to the northern face of the main tower as interior work continues.
The following close-up shots detail the steel connection joints above the flat parapet that will likely serve to support the new LED boards.
The below images show a street-level perspective of the new façade panels on the ground floor along West 48th Street, as well as the temporary filtration systems in use along West 47th Street.
Additional photographs of 1585 Broadway from spring 2024 show when crews had removed all of the LED displays and were in the process of taking out the old curtain wall panels. A web of metal scaffolding and black netting gradually went up over the next few months.
The below Google Street View images show 1585 Broadway’s previous LED signage, which was unveiled in September 2015. The ribbon displays along Broadway replaced an outdated set of three monochrome stock ticker ribbons that emulated the original Motograph News Bulletin, known as the “Zipper,” that broadcast headlines on One Times Square beginning in 1928.
The design for the new displays remains unknown.
The nearest subways from the development are the 1 train at the 50th Street station and the N, R, and W trains at the 49th Street station.
YIMBY expects 1585 Broadway to complete work sometime in the second half of this year.

The steel joints are strong enough to withstand further work, if there is nothing wrong with the welding on that part: Thanks to Michael Young.
Nice to see the financial institutions making a comeback and investing in New York.
They should have moved to a new building in a better location. This building is awful and the location is abysmal.
