The affordable housing lottery has launched for Eagle+West, a two-tower residential development at 227 West Street and 27 Eagle Street in Greenpoint, Brooklyn. Developed by Brookfield Property Partners and Park Tower Group and designed by OMA and Beyer Blinder Belle, the 30- and 40-story superstructures yield a total of 745 rental units. Available on NYC Housing Connect are 224 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $51,840 to $206,875.
Residences at 227 West Street come with floor-to-ceiling windows, in-home washers and dryers, and Latch smart access. Amenities include a gym with yoga and cycling studios, indoor hot tub and outdoor pool, co-working space, or an entertainment lounge. At 27 Eagle Street, amenities include a gym and event spaces. Residences come with floor-to-ceiling windows and stainless-steel appliances. Tenants are responsible for electricity.
At 80 percent of the AMI, there are 17 studios with a monthly rent of $1,437 for incomes ranging from $51,840 to $85,440; 29 one-bedrooms with a monthly rent of $1,542 for incomes ranging from $55,749 to $96,080; 28 two-bedrooms with a monthly rent of $1,862 for incomes ranging from $67,612 to $115,280; and two three-bedrooms with a monthly rent of $2,143 for incomes ranging from $78,138 to $132,400.
At 125 percent of the AMI, there are 24 studios with a monthly rent of $2,277 for incomes ranging from $80,640 to $133,500; 44 one-bedrooms with a monthly rent of $2,442 for incomes ranging from $86,606 to $150,125; 43 two-bedrooms with a monthly rent of $2,943 for incomes ranging from $104,675 to $180,125; and four three-bedrooms with a monthly rent of $3,391 for incomes ranging from $120,926 to $206,875.
At 130 percent of the AMI, there are 14 studios with a monthly rent of $2,653 for incomes ranging from $90,960 to $138,840; 16 one-bedrooms with a monthly rent of $2,838 for incomes ranging from $97,303 to $156,130; and three two-bedrooms with a monthly rent of $3,397 for incomes ranging from $116,469 to $187,330.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than September 12, 2022.
