50 Commercial Street Set for Excavation in Greenpoint, Brooklyn

Excavation is set to begin at 50 Commercial Street, a nine-story mixed-use building in Greenpoint, Brooklyn. Designed by T.F. Cusanelli and Filletti Architects and developed by Rimani Realty, the 108-foot-tall structure will yield 32,642 square feet with 27 residential units spread across 20,213 square feet, as well as 2,681 square feet of commercial area, enclosed parking space for three vehicles, and a restaurant space on the ground floor. All State 12 is the general contractor for the property, which is located on a triangular plot at the intersection of Commercial and Clay Streets.

Recent photos show the site fully cleared with several construction machines awaiting the start of work.

The black and white rendering in the main photo depicts the northern elevation along Commercial Street with the bulk of the massing rising along the eastern half of the plot. Several corner balconies with glass railings flank a grid of floor-to-ceiling windows on the upper floors, and the podium is depicted with an outdoor terrace on its roof. A series of diagonal columns cross in front of the double-height ground-floor windows, adding depth to the design.

Interestingly, the rendering appears to show the structure reduced in height from nine stories to five, though it is unclear whether the scope has changed for the project.

The nearest subway is the G train at the Greenpoint Avenue station, about half a mile away to the south.

50 Commercial Street has a completion date stated on the construction board for the summer of 2024.
