77-87 Commercial Street’s Façade Reaches Final Floors in Greenpoint, Brooklyn

Façade installation is moving along on 77-87 Commercial Street, a 30- and 40-story two-tower development along Newtown Creek in Greenpoint, Brooklyn. Designed by CetraRuddy and developed by Clipper Equity, the 811,000-square-foot project will yield 520 units with 298 in the taller tower and the remaining 222 in the shorter sibling. Of the total inventory, 200 homes are designated as affordable housing. The pair of 331- and 429-foot tall superstructures rise from a seven-story podium with a 300-vehicle parking garage below grade. Ray Builders is the general contractor, Hatfield Group is the façade consultant, RC Structures is pouring the concrete, and WSP is the structural engineer for the complex, which is located at the confluence of Commercial and Box Streets.

Construction topped out on the reinforced concrete superstructures since our last update in February and installation of the bronze-paneled envelope and floor-to-ceiling windows has moved along steadily, with the shorter tower now enclosed up to its parapet.

The upper third of the 40-story structure should complete its façade installation over the next several weeks. The final four stories will feature a uniform glass skin similar to its sibling. A rectangular mechanical bulkhead caps each pinnacle and will feature much darker cladding, as seen in previous renderings.

77-87 Commercial Street makes a considerable impact on the emerging Greenpoint skyline when looking west over Newtown Creek.

The nearest subway from the property is the G train at the Greenpoint Avenue station to the south. Also nearby are 7, E, and M trains at the Court Square station in Long Island City, Queens.

77-87 Commercial Street is expected to be finished sometime next year.

    The shorter and taller are beautiful bronze facade with rectangular windows, show its neighbors that there were structured working on progress. The interior is being used as a staging area for materials and equipment, I don’t mind because I’m excited now on exterior: Thanks to Michael Young.

    It’s fairly uninteresting, but the color saves it. Hopefully it’s not real bronze which would turn very dark.

    • I think it’s safe to say it’s not real bronze but instead a much cheaper anodized aluminum…may even be painted…hard to tell. We’re not talking a tony Midtown headquarters here.

  3. The project is alright..I find the color/platting to be a bit intense (would have been better in a dark green IMO). Anyways, 65 Commercial St (the parking lot next door)is the elephant in the room. Why?..it should’ve been a public park 10+ years ago..MTA owns the lot and refuses to let it go..It’s currently a junk yard/administrative 2 story building..

    • That lot is Transit’s paratransit van yard. As a public agency it’s probably a good thing they’re holding out until the price is right to sell with a sale price directly covering an apples to apples replacement yard being the bare minimum. They probably think they’re not there yet.
