Excavation, Foundations Underway at 171 Calyer Street in Greenpoint, Brooklyn

Below-grade work is in full swing at 171 Calyer Street, the site of a six-story residential building in Greenpoint, Brooklyn. Designed by PKSB Architects and developed by 171 Calyer Street Project, LLC, the 70,071-square-foot structure will yield 33 units and 5,615 square feet of ground-floor retail space. MJM Associates Construction is the general contractor for the property, which is located at the intersection of Calyer and Lorimer Streets.

Recent photos show more than half of the foundation already complete as workers continue to excavate along the Lorimer Street side wall. Numerous bundles of rebar protrude at the positions of the building’s columns while diagonal steel beams brace the newly poured concrete walls against the abutting building to the north. The reinforced concrete superstructure could likely rise above street level sometime this fall and top out in the first half of 2023.

The rendering in the main photo shows the final design after modifications were required to gain approval from the Landmarks Preservation Commission in October 2020. This iteration eliminates the former seventh floor, and the sixth story was reduced in size to make way for mechanical bulkheads resting atop the fifth level that cannot be seen from street level. The building features a simple brick design with an orthodox grid of windows. Large floor-to-ceiling glass panels line the Calyer Street retail frontage.

Amenities include a communal recreation room on the second floor, as well as bike storage and an on-site garage. Some homes will have private outdoor terraces. The closest subway from the site is the local G train at the Greenpoint Avenue station to the east.

171 Calyer Street has a completion date of June 2023, as noted on the construction board.
