Excavation is underway at 760 Madison Avenue, site of a 12-story mixed-use building on Manhattan’s Upper East Side. Designed by COOKFOX and developed by SL Green Realty in a collaborative partnership with Giorgio Armani Corp., the 189-foot-tall structure will yield 91,179 square feet with 10 residential units and new Giorgio Armani flagship boutique spanning 19,387 square feet. Leeding Builders Group is the general contractor for the property, which is located at the corner of Madison Avenue and East 65th Street.

Recent photos show several excavators working deep below street level, with a perimeter of steel columns holding back the earth and concrete foundations on the northwestern edge of the property. The foundations for 760 Madison Avenue will likely begin to take shape this winter, and the superstructure could emerge by late spring.

Giorgio Armani’s former white stone flagship store was demolished along with its neighbor to the north, though a sliver of the latter’s brick facade was preserved behind the base of the construction crane tower.

The rendering of the new building in the main photo shows a massing incorporating numerous rounded corners, and stepped setbacks on the upper levels topped with landscaped terraces. Indiana limestone will surround the grid of large windows, which feature curved glass on the corners. The ground-floor retail frontage has taller windows, with an awning over each.

The nearest subways from the property are the 6 train at the 68th Street-Hunter College station; the F, Q, and R trains at the Lexington Avenue-63rd Street station, and the N, R, and W trains at the 5th Avenue-59th Street station.

760 Madison Avenue is slated for completion in the summer of 2024, as noted on the construction board.
