Permits have been filed for a five-story mixed-use building at 540 Graham Avenue in Greenpoint, Brooklyn. Located between Broome Street and Engert Avenue, the lot is near the Nassau Avenue subway station, serviced by the G train. Gilad Tamir of Greenline Real Estate LLC is listed as the owner behind the applications.

The proposed 59-foot-tall development will yield 21,031 square feet, with 17,934 square feet designated for residential space and 3,096 square feet for commercial space. The building will have 25 residences, most likely rentals based on the average unit scope of 717 square feet. The concrete-based structure will also have a cellar, a 19-foot-long rear yard, and 13 enclosed parking spaces.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
