Construction is rising on 540 Graham Avenue, a five-story residential building in Greenpoint, Brooklyn. Designed by Issac & Stern Architects and developed by Greenline Real Estate, the 59-foot tall, 21,031-square-foot structure will yield 25 rental units spread across 17,934 square feet, as well as 3,096 square feet of ground-floor retail space, a cellar level, a 19-foot-long rear yard, and 13 enclosed parking spaces. New York Certified is the general contractor for the property, which is located at the corner of Graham and Engert Avenues.
Recent photos show the reinforced concrete superstructure reaching the fifth and final story, with wraparound sidewalk scaffolding shrouding the ground level and part of the second story. Only the inner and outer walls, perimeter columns, and roof slab remain to be formed. It’s possible that façade installation could begin sometime this spring, likely after the superstructure finishes topping out.
The main rendering shows 540 Graham Avenue clad in a mix of dark gray brick and earth-toned paneling surrounding an irregular window grid. Several balconies are positioned across the Engert Avenue elevation, and setbacks on the upper levels make way for corner terraces. A landscaped roof deck caps the building.
The closest subway to the property is the G train at the Nassau Street station to the northwest. The L train is also nearby to the south at the Graham Avenue station.
540 Graham Avenue was formerly aiming a completion date this spring, but sometime in early 2024 is possible.
