Permits have been filed a three-story structure into a four-story mixed-use building at 285 Graham Avenue in Williamsburg, Brooklyn. Located at the intersection of Powers Street and Graham Avenue, the lot is near the Grand Street subway station, serviced by the L train. Mendel Fleischman of The Garden Bond is listed as the owner behind the applications.

The proposed 55-foot-tall development will yield 5,959 square feet, with 5,683 square feet designated for residential space and 276 square feet for commercial space. The building will have nine residences, most likely rentals based on the average unit scope of 631 square feet. The concrete-based structure will also have a cellar but no accessory parking.

Nikolai Katz Architect is listed as the architect of record.

Demolition permits will likely not be needed as the project calls for an expansion. An estimated completion date has not been announced.
