Demolition preparations are underway at 413-421 Ninth Avenue, the site of a 34-story commercial skyscraper in Midtown West, Manhattan. Designed by Nickolas Zigomanis of Adamson Associates and developed by Cove Property Group under the CBP Hudson Avenue Owner LLC, the 535-foot-tall structure will yield 287,692 square feet of office space, ground-floor retail, and a cellar level. Alba Services is the demolition contractor for the project, which is located between West 33rd and 34th Streets.

Recent photos show scaffolding and black netting erected around two of the three low-rise buildings that will be torn down to make way for the new development. Demolition should proceed quickly given their modest size, and could likely wrap up before the end of spring.

No renderings have been released yet for the new skyscraper. With a 535-foot-tall architectural height, the structure will appear relatively small in relation to its massive new neighbors in Manhattan West and Hudson Yards, but will still contribute to the vertical density of the skyline in this expanding district.

The closest subways to the property are the A, C, and E trains at 34th Street-Penn Station one block to the east. An anticipated completion date for 413-421 Ninth Avenue has yet to be announced.

  1. Too bad that sliver new build on the site of the old Cheyanne diner couldn’t have been included in the assembly just to provide a full block frontage. It’s not a bad little building and would be a waste to demo when so new but its going to look pretty silly standing between this new tower and Manhattan West.

    • Keeping the sliver building while overshadowing it with a larger one will help the area develop new character. With the right design this could turn out similar to Macys and the small building at 1313 Broadway. Having diverse building designs, mixed scales, and materials are all important to a vibrant city. It is unnatural when neighborhood buildings appear uniform in design and scale.

The little corner building with H&R Block looks hilarious next to 1 Manhattan West. It makes no sense that the dumpy single story buildings just to the north remain.
