Excavation Progresses at 410 West 49th Street in Hell’s Kitchen, Manhattan

Excavation is progressing at 410 West 49th Street, the site of a seven-story residential building in Hell’s Kitchen, Manhattan. Designed by SBLM Architects and developed by Sparksangel USA Inc., the 65-foot-tall structure will yield two condominium units spread across 5,403 square feet split up as 2,180 square feet for the first apartment and 3,223 square feet in the second unit. JC Consulting & Management Corporation is the general contractor for the project, which is located between Ninth and Tenth Avenues.

Photos from late winter showed the narrow plot unearthed below street level, with only a feet left to excavate before foundation work can begin. The new building will eventually rise with steel superstructure between two existing low-rise edifices.

The updated rendering by Opa shows a staggered arrangement of tall floor-to-ceiling windows with dark mullions and gold-colored trims along the edges. Each window subtly protrudes from the light-colored exterior surface and is capped by a flat roof parapet.

Residential amenities are reported to include on-site storage and private recreational space in the cellar level.

The nearest subway to the property is the local C train at the 50th Street station to the east along Eighth Avenue. Further to the east are the two Times Square subway stations on West 49th and West 50th Streets along Broadway and Seventh Avenue serviced by the N, R, W, and 1 trains. Surrounding the site are a large number of restaurants, cafes, bakeries, local markets, and entertainment venues between Hell’s Kitchen and the adjacent Times Square neighborhood.

An anticipated completion date for 410 West 49th Street is posted on site for the fall of 2024.

  1. Is that block only zoned for low buildings?

    • Joe,
      it’s a residential street , what do you want to put a skinny skyscraper n the middle of the block?
      I’m curious if you would still be a YIMBY if they wanted to build a skyscraper right next to your home?
      My guess is you would instantly become a NIMBY

  2. facade doesn’t match the description….are the window squares 1/2 floors? While the proposal looks respectable, what if the city was made of of this facade, river to river, and street after street. Personality-less, generic and sterile.

    • Honestly like I would take the bricks over the tacky metal and aluminum facades you see with those new hotels in Times Square and Chelsea, or any other value engineered design project.

  3. I love it! Almost reminds me of the Bryant Park Hotel with the grid of exposed concrete and glass facade. Would add some new character to the streetscape 👍

  4. The site is 18’9” x 75’1” and is positioned in
    an R8 zoning district, allowing a maximum buildable SF of 3,855 for residential
    use above grade and an additional 1,369 SF below grade.

    There is very restrictive zoning on side streets in Hell’s Kitchen to keep its low rise quality. Looks like the building is probably maxing out its allowable FAR. Be interesting to see if they can get 2 high end purchasers there.
