1323 Surf Avenue Readies for Excavation in Coney Island, Brooklyn

Excavation is set to begin at 1323 Surf Avenue, the site of a forthcoming development by DA Luigi Realty in Coney Island, Brooklyn. Details on the structure are scant, as no architect, floor count, height, or programming nature have been disclosed, though it’s likely the property will give rise to a mix of residential and commercial space. Alba Services is the general contractor for the project, which is located at the corner of Surf Avenue and West 15th Street.

Recent photos show the plot cleared of the three low-rise structures that began to be torn down in the summer of 2021 and were fully razed last summer. An excavator and related machinery sit on the eastern end of the site behind the sidewalk fencing awaiting further work, while the opposite western half is currently being used as an open-sir parking lot for the adjacent Gargiulo’s Italian restaurant.

1323 Surf Avenue is located between the historic Coney Island Shore Theatre at 1301 Surf Avenue, which is undergoing a restoration and commercial redevelopment, and 1515 Surf Avenue, a two-tower residential development.

1323 Surf Avenue joins a wave of new construction along Surf Avenue that is introducing a wealth of market-rate and affordable housing units to the prime corridor, which is within walking distance of landmarks like Coney Island’s Luna Park, Maimonides Park, the original Nathan’s Famous hotdog stand, the Coney Island Amphitheater, and the New York Aquarium. Additional dining and retail options are located along the extensive wooden boardwalk with easy access to the beach. The nearest subways from the property are the D, F, N, and Q trains at the Coney Island-Stillwell Avenue station to the east.

A finalized rendering and an anticipated completion date for 1323 Surf Avenue have yet to be publicly announced.

  1. Good Day 2 All this sounds great i myself used to live @ Sea Gate C/I the neighborhood and the Board walk are fantastic place to relax and meet nice people. I hope to be able to rent one of those apartments when they are done Building it a great place to live sun shine and all.

  4. affordable units? probably really means high middle income, with a pinch of salt low income units if any, with these AMI constantly rising, we will see how the affordable units turn out
