Excavation Begins at 10 West 55th Street in Midtown, Manhattan

Excavation has begun at 10 West 55th Street, the site of a 24-story residential building in Midtown, Manhattan. Designed by Morris Adjmi Architects and developed Garden Homes under the 18 West 55th Street LLC, the 289-foot-tall structure will yield 152,689 square feet with 96 units spread across 134,980 square feet, 17,709 square feet of commercial space, and a cellar level. Garden Homes and co-developer and general contractor Skyline Developers purchased the property, which is located between Fifth and Sixth Avenues, for $75 million in 2019.

Recent photos show a team of excavators beginning to unearth the plot. Work should progress below grade through the spring, followed by the formation of the foundations sometime this summer.

No official renderings have been revealed for 10 West 55th Street aside from the below axonometric diagram posted onsite. The illustration shows the building rising from a six-story podium and setting back at two- to five-story stepped intervals. Two additional levels cap the structure and will likely be occupied by mechanical equipment.

The older rendering below depicts the flat rear elevation of the building, which is shown clad in a façade composed of floor-to-ceiling glass, light-colored mullions, and glass corners on the western party wall.

The residential program will comprise 16 studios averaging 504 square feet, 65 one-bedrooms averaging 750-940 square feet, 11 two-bedrooms averaging 1,300 square feet, and four three-bedrooms averaging 2,190 square feet. A list of residential amenities has yet to be disclosed.

The nearest subways from the property are the E and M trains at the 5th Avenue-53rd Street station to the south, the F train at the 57th Street station to the north, and the N, R, and W trains at the 5th Avenue-59th Street station at the corner of Central Park.

10 West 55th Street’s anticipated completion date is slated for October 2025.
