Affordable Housing Lottery Launches for 35 Commercial Street in Greenpoint, Brooklyn

New Yorkers can now apply to live in a newly constructed affordable housing property at 35 Commercial Street, in Greenpoint, Brooklyn. Located within the Greenpoint Landing mega-complex, the 22-story building will contain 374 permanently affordable apartments and 7,600 square feet of retail space on the lower levels. The project is developed by Park Tower Group along with Greenpoint Landing Associates, New York City’s Housing Preservation & Development (HPD), and the Housing Development Corporation (HDC).

Designed by Handel Architects, the building’s brick and metal façade is meant to evoke the neighborhood’s industrial history. This includes its dramatic brick-arched entryway along Commercial Street, leading to one of three private landscaped courtyards for residents designed by local Greenpoint landscape studio Alive Structures.

All 374 residences at 35 Commercial Street will be income targeted through the HPD’s Extremely Low and Low-Income Affordability Program, known simply as ELLA. The units will be reserved for households and individuals earning between 30 to 110 percent of the area median income (AMI). This includes a total of 57 apartments set aside for the formerly homeless.

At this designation, rent for a studio unit begins at around $400 per month for households at 30 percent AMI.

Prospective renters must meet income and household size requirements to apply for 35 Commercial Street, named “H1H2 Apartments.” Applications must be postmarked or submitted online no later than July 31, 2023.
