The affordable housing lottery has launched for Atlantic Chestnut Phase 1, a 14-story mixed-use building at 250 Euclid Avenue in East New York, Brooklyn. Designed by Dattner Architects and developed by Phipps Houses, the three-structure complex will yield 1,200 residences when complete. Available on NYC Housing Connect are 341 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $16,938 to $140,080.

Amenities include pet-friendly policies, bike storage lockers, shared laundry room, gym, recreation room, children’s playroom, elevator, rooftop terrace, storage, green space, doorman, on-site resident manager, and concierge. Residences come with dishwashers, energy-efficient appliances, air conditioning, high-speed internet, and intercoms.

At 30 percent of the AMI, there are four studios with a monthly rent of $419 for incomes ranging from $16,938 to $33,900; 16 one-bedrooms with a monthly rent of $532 for incomes ranging from $21,155 to $38,130; 14 two-bedrooms with a monthly rent of $631 for incomes ranging from $25,406 to $45,750; and six three-bedrooms with a monthly rent of $722 for incomes ranging from $29,418 to $52,530.

At 40 percent of the AMI, there are two studios with a monthly rent of $598 for incomes ranging from $23,075 to $45,200; nine one-bedrooms with a monthly rent of $756 for incomes ranging from $28,835 to $50,840; seven two-bedrooms with a monthly rent of $900 for incomes ranging from $34,629 to $61,000; and three three-bedrooms with a monthly rent of $1,032 for incomes ranging from $40,046 to $70,040.

At 50 percent of the AMI, there are eight studios with a monthly rent of $777 for incomes ranging from $29,212 to $56,500; 33 one-bedrooms with a monthly rent of $980 for incomes ranging from $36,515 to $63,550; 27 two-bedrooms with a monthly rent of $1,168 for incomes ranging from $43,818 to $76,250; and 12 three-bedroom units with a monthly rent of $1,343 for incomes ranging from $50,709 to $87,550.

At 60 percent of the AMI, there are 12 studios with a monthly rent of $956 for incomes ranging from $35,349 to $67,800; 51 one-bedrooms with a monthly rent of $1,204 for incomes ranging from $44,195 to $76,260; 39 two-bedrooms with a monthly rent of $1,437 for incomes ranging from $53,040 to $91,500; and 18 three-bedrooms with a monthly rent of $1,653 for incomes ranging from $61,338 to $105,060.

At 80 percent of the AMI, there are eight studios with a monthly rent of $1,314 for incomes ranging from $47,623 to $90,400; 33 one-bedrooms with a monthly rent of $1,651 for incomes ranging from $59,520 to $101,680; 27 two-bedrooms with a monthly rent of $1,974 for incomes ranging from $71,452 to $122,000; and 12 three-bedrooms with a monthly rent of $2,273 for incomes ranging from $82,595 to $140,080.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 16, 2023.
