The affordable housing lottery has launched for 58 Vanderbilt Avenue, a nine-story mixed-use building also addressed as 205 Park Avenue in Clinton Hill, Brooklyn near the Brooklyn Navy Yards. Designed by J Frankl Associates and developed by Bruchy Lefkowitz, the structure yields 90 residences and 34 parking spaces. Available on NYC Housing Connect are 23 units for residents at 40 to 110 percent of the area median income (AMI), ranging in eligible income from $28,629 to $139,810.
Amenities include a garage, bike storage lockers, elevator, virtual doorman, recreation room, party room, business center, outdoor terrace, and a rooftop terrace. Units come with washers and dryers, intercoms, air conditioning, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.
At 40 percent of the AMI, there is one studio with a monthly rent of $749 for incomes ranging from $28,629 to $45,200; five one-bedrooms with a monthly rent of $796 for incomes ranging from $31,132 to $50,840; and three two-bedrooms with a monthly rent of $944 for incomes ranging from $37,200 to $61,000.
At 60 percent of the AMI, there are five studios with a monthly rent of $1,167 for incomes ranging from $42,960 to $67,800; three one-bedrooms with a monthly rent of $1,244 for incomes ranging from $46,492 to $76,260; and one two-bedroom with a monthly rent of $1,481 for incomes ranging from $55,612 to $91,500.
At 110 percent of the AMI, there are three studios with a monthly rent of $1,167 for incomes ranging from $78,789 to $124,300, and two one-bedroom with a monthly rent of $2,363 for incomes ranging from $81,018 to $139,810.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 15, 2023.

Unless there in a glass cabinet, books in a kitchen are a bad idea. Not because there at risk of bursting into flames but because even with a range hood about a years worth of regular stovetop frying is gonna have them feeling greasy.
