The affordable housing lottery has launched for 71-82 Parsons Boulevard, an eight-story mixed-use building at 79-71 Parsons Boulevard in Flushing, Queens. Designed by ARC Architecture + Design Studio and developed by Joshua Asherian, the structure yields 94 residences, 7,518 square feet of community space, and 45 parking spaces. Available on NYC Housing Connect are 29 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $55,269 to $187,330.
Amenities include assign parking spaces with electric vehicle charging stations, bike storage lockers, shared laundry room, gym and yoga/dance studio, spa, recreation room, storage, business lounge, rooftop terrace, and an on-site resident manager. Residences come with dishwashers, high-speed internet, energy-efficient appliances, name-brand kitchen countertops and finishes, and patios or balconies. New tenants get one month rent concession. Tenants are responsible for electricity.
At 80 percent of the AMI, there is one studio with a monthly rent of $1,513 for incomes ranging from $55,269 to $85,440; 19 one-bedrooms with a monthly rent of $1,613 for incomes ranging from $59,143 to $96,080; and four two-bedrooms with a monthly rent of $1,921 for incomes ranging from $70,698 to $115,280.
At 130 percent of the AMI, there is one studio with a monthly rent of $2,075 for incomes ranging from $95,829 to $138,840, and four two-bedrooms with a monthly rent of $2,795 for incomes ranging from $95,829 to $187,330.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 10, 2023.
