Work broke ground yesterday morning on phase two of Flushing Commons, a multi-tower mixed-use residential complex at 37-10 138th Street in Flushing, Queens. Designed by Perkins Eastman and developed in a public-private partnership between F&T Group and the New York City Economic Development Corporation (NYCEDC), the phase will deliver two buildings, the tallest of which will stand 18 stories. The complex will yield 156 condominium units paired with residential amenities, nearly 132,000 square feet of ground-floor retail and dining space, 123,000 square feet of office space, and a 63,000-square-foot YMCA. The project will also include a 1.3-acre public plaza with an amphitheater.
The above aerial rendering depicts the four towers across the three-phase development. Phase two will be comprised of The Liria rising 18 stories along 37th Avenue, and The Elm, a slightly shorter building at the corner of 138th Street and 39th Avenue.
Below are images of yesterday morning’s groundbreaking ceremony, as well as the site conditions where The Liria will rise.
Machinery is in use on the southern section of phase two, where The Elm will be built. Foundations should begin formation over the next couple months.
The following renderings offer a closer look at the new buildings surrounding the central amphitheater along 138th Street. The towers are shown clad in glass curtain walls with white metal paneling, and will feature expansive balconies lined with glass railings. Multiple stories of retail are depicted within the podiums.
The first phase of Flushing Commons was completed in 2017 and features 148 condominium units, 90 office condominiums, approximately 30,000 square feet of retail space, and 982 parking spaces. Phase three is slated to begin pre-development in 2027, will include close to another 600,000 square feet of both residential and retail space.
The site of phase two was formerly occupied by a surface-level parking lot.
The master plan is a short walk north of the Flushing–Main Street station, served by the 7 train. Further south along Main Street is the elevated Flushing Main Street Long Island Rail Road station.
Maxim Capital Group provided construction financing for the second phase, which is expected to be completed in June 2029.
