The affordable housing lottery has launched for 74 North 1st Street, an eight-story mixed-use building in Williamsburg, Brooklyn. Designed by Fischer + Makooi Architect and developed by Moshe Braver, the structure yields 55 residences and 26 parking spaces. Available on NYC Housing Connect are 17 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $43,200 to $165,230.

Amenities include pet-friendly policies, a garage with assigned parking spaces, bike storage lockers, common area Wi-Fi, gym, package lockers, and a rooftop terrace. Units come equipped with washers and dryers, air conditioning, energy efficient appliances, name-brand kitchen appliances, countertops, and finishes, and patios or balconies. Tenants are responsible for electricity, including electric stove and heat.

At 80 percent of the AMI, there is one studio with a monthly rent of $1,161 for incomes ranging from $43,200 to $90,400, and ten one-bedrooms with a monthly rent of $1,196 for incomes ranging from $44,846 to $101,680.

At 130 percent of the AMI, there are six one-bedrooms with a monthly rent of $2,800 for incomes ranging from $96,000 to $165,230.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 14, 2023.

    Not a bad design. The projecting balconies are thankfully small, but should have projected out even less. This new fashion for a partial fixed glass shower panel will still splatter water onto the floor.
