Permits have been filed to vertically and horizontally expand a three-story structure into a four-story residential building at 109 South 3rd Street in Williamsburg, Brooklyn. Located between Berry Street and Bedford Avenue, the lot is within walking distance of the Bedford Avenue subway station, serviced by the L train. Joseph Spiegel under the 109 South 3rd LLC is listed as the owner behind the applications.

The proposed 49-foot-tall development will yield 6,094 square feet designated for residential space. The building will have ten residences, most likely rentals based on the average unit scope of 609 square feet. The steel-based structure will also have a cellar, penthouse, and a 38-foot-long rear yard.

Demolition permits will likely not be needed as the permit calls for an expansion. An estimated completion date has not been announced.
