Located between Dahill Road and 24th Avenue, the lot is near the Avenue P subway station, serviced by the F train. Jun Ming Wu under the 2317 Mazal W12 LLC is listed as the owner behind the applications.

The proposed 55-foot-tall development will yield 8,936 square feet, with 8,864 square feet designated for residential space and 72 square feet for commercial space. The building will have 10 residences, most likely rentals based on the average unit scope of 886 square feet. The steel-based structure will also have a cellar, penthouse, and a 25-foot-long rear yard.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
