Excavation is underway at 729 Second Avenue, the site of a 20-story residential building in Murray Hill, Manhattan. Designed by CetraRuddy and developed by Brause Realty, the 237-foot-tall structure will yield 120,000 square feet with 157 units and 4,600 square feet of ground-floor retail space. Titan Industrial SVC Corp and Alba Services Inc. are the demolition contractors for the property, which is located between East 38th and East 39th Streets.
Recent photographs show an excavator at work on the southernmost portion of the parcel at 729 Second Avenue, which has been cleared of its former low-rise occupant. The other four structures in the parcel at 733, 735, 737, and 739 Second Avenue remain standing, covered in scaffolding as crews work to gut their interiors.
Brause Realty previously filed demolition plans for the one-story corner building at 729 Second Avenue at the beginning of 2022, and then filed demolition plans for 733, 735, 737, and 739 Second Avenue last August. The estimated completion date for the demolition is slated for this winter, as noted on site.
729 Second Avenue was able to qualify for the expired 421a tax break despite having no newly constructed foundation footings prior to the June 15, 2022 expiration date of the program, under the condition that the residential project is finished by June 15, 2026. The required income level brackets for the affordable housing units has not yet been disclosed.
Residential amenities will include an outdoor rooftop deck, a fitness center, coworking space, a children’s playroom, and a tenant club.
It was reported that 729 Second Avenue is aiming to complete construction sometime in late 2025. Finalized renderings have yet to be publicly revealed.

Once again, this is not Murray Hill, which extends only to Lexington. This is Kips Bay.
Michael Young is correct – this 100% located in Murray Hill. Murray Hill boundaries are Madison Ave to the East River and 34th to 42nd street. Kips Bay is 23rd to 34th street.
Hey Mr. Non-native New Yorker, Kips Bay starts on the north side of East 23rd Street and goes only up to the south side of East 34th Street. Above that is Murray Hill. The neighborhood location in the article is 100% correct.
And the nerve for you to arrogantly say “once again” sounds so petty of you. Good luck finding a Murray Hill rental below East 34th Street lolz
Mark I have never seen a map that excludes the area where this building is located as NOT being in Murray Hill. It ain’t Kips Bay, it’s not Turtle Bay, and certainly not Rose Hill.
And FYI, Yimby did an article not too long ago on 509 Third Avenue, which coincidently happens to be named “The Murray” and is shockingly in the What a mind boggling error on the developers part according to you 🫨🫨🫨

This is the northwest corner of 39th Street, therefore between 39th & 40th, not 38th & 39th. Just sayin’. The rest can argue about the neighborhood name.
This site is located on the NW corner of 39th. There was a McDonalds there for years until demolished. I hope the new building adds some value to this neihborhood
