Below-grade work is progressing at 161 Meserole Avenue, the site of an eight-story residential building in Greenpoint, Brooklyn. Designed by Kao Hwa Lee Architect P.C. and developed by SH Meserole LLC, which purchased the 15,390-square-foot plot for $2 million, the structure will replace three low-rise structures and yield an undisclosed number of units. Blue Shine Builder INC is the general contractor the project, which is located at the corner of Meserole Avenue and McGuinness Boulevard.
Recent photos show much of the reinforced concrete foundations already formed. Temporary steel beams are holding up the foundation walls as crews progress toward street level. Bundles of steel rebar protrude along the western and northern edges of the property in preparation for the pouring of the lot line walls.

The main rendering shows the structure standing at a relatively prominent height over surrounding neighborhood. The façade is composed primarily of white brick surrounding an orderly grid of windows with black mullions, with sections of contrasting earth-toned brick spanning between the windows and enclosing the ground floor and uppermost levels. Numerous columns of balconies protrude from both street-facing elevations, and a series of setbacks step symmetrically outward from the corner of the building above the sixth floor. The entrance doors are positioned along McGuinness Boulevard.
The nearest subway from the property is the G train at the Greenpoint and Nassau Avenue stations along Manhattan Avenue.
161 Meserole Avenue’s anticipated completion date is slated for the winter of 2024, as noted on site.
