Permits have been filed to expand a four-story structure into a 13-story mixed-use building at 77 Mott Street in Chinatown, Manhattan. Located between Canal Street and Bayard Street, the lot is near the Canal Street subway station, serviced by the J. Z, and 6 trains. Tommie Hui under the 77 Mott LLC is listed as the owner behind the applications.

The proposed 139-foot-tall development will yield 22,902 square feet, with 11,918 square feet designated for commercial space, 10,470 square feet for residential space, and 513 square feet of community facility space. The building will have eight residences, most likely condos based on the average unit scope of 1,308 square feet. The concrete-based structure will also have a cellar and penthouse.

Tan Architect is listed as the architect of record.

Demolition permits will likely not be needed as the project calls for an expansion. An estimated completion date has not been announced.

    This is one of the least interesting buildings on the street, but it fits and I’m glad it’s not being destroyed, but adaptively reused. That is the greenest option too. This seems to be happening more often, I wonder if building regulations have changed.

    • Perhaps this is part of a new trend, to expand smaller existing buildings, by adding a few floors? There must be hundreds where this could be done?

      • Thousands, yet a lot of NIMBY’s hate vertical expansions, especially when done to brownstones, buildings with cornice lines, or within a historic district even though it is traditionally how historical buildings evolved and were expanded over time.

  2. Anyone remember 20 Mott Street? It was dim sum and then some—probably the fanciest Chinese dinner I’ve ever had, circa 1996.
