Located in the Flatiron District, Flatiron House condominium development is an oasis in the heart of Manhattan with its biophilic design. The two distinct buildings with a total of 44 residences are connected by a shared interior garden, a lush outdoor space landscaped with native flowering plants and trees. Developed by NYC-based real estate development firm Anbau with architecture and interiors by COOKFOX Architects, Flatiron House is located at 39 West 23rd Street, minutes from Madison Square Park.
The Loft building offers a collection of seven full-floor residences along with a duplex penthouse with an oversized terrace and a townhouse with a private terrace overlooking the building’s garden, ranging from one- to five-bedroom layouts with an entrance on 24th Street while The Tower, with a separate entrance on 23rd Street, features 37 two- to four-bedroom residences including the full-floor Loggia Collection and a tower penthouse with a private roof terrace.
The Loggia Collection at Flatiron House comprises full-floor residences offering 360-degree landmark views of The Clocktower and downtown Manhattan, floor-to-ceiling windows, grand entertaining spaces, wide-plank oak floors, custom millwork, and direct elevator entry. Most notable are the landscaped loggias designed by Brooklyn-based landscape architect Future Green Studio. The irrigated outdoor spaces were inspired by Mediterranean horticulture, featuring edible and fragrant plants including periwinkle, thyme, oregano, lavender, alpine strawberries, and lowbush blueberries.
“Flatiron House allows us to rethink how people interact with urban buildings and nature. We wanted to balance contemporary design with hallmarks that speak to the distinctive character of the nearby landmarked buildings, while also promoting wellness through biophilic and sustainable design,” said Rick Cook, founding partner of COOKFOX Architects.
Kitchen appliances and finishes include Gaggenau and Thermador appliances, sleek Dornbracht fixtures, Calacatta Lincoln marble slab countertops, and custom oak, lacquer, and ribbed glass cabinetry framed in brass. Primary bathrooms are equipped with Greek Naxos marble, custom vanities, heated marble floors, bathtub, a glass-enclosed shower, and water closet by Toto. Secondary bathrooms also have Toto water closets, as well as limestone flooring, a Duravit shower/tub, and Ann Sacks textured ceramic tiles.
Residents will have access to a wide range of COOKFOX-designed amenities including a 24/7 attended lobby with bronzed metal doors, American Walnut walls and limestone flooring; a game room with billiards, a film screen, and private dining and entertainment space; a lounge with space for intimate gatherings; a wellness suite with a gym with a yoga and stretching studio and an adjoining landscaped terrace; and a lushly planted garden. There is also limited on-site parking for purchase, a commercial-sized shared laundry room, bike storage, and personal storage available for purchase.
Pricing for full-floor residences begin at $9,950,000. All Flatiron House residences are available for immediate occupancy.

“All Flatiron House residences are available for immediate occupancy.” Oops
It’s a good design and certainly better than the surface parking lot it replaced.
Such a beautiful addition to the neighborhood! Love the facade elements
Quite nice but…Love all the floor plans with grills that do not meet NYC fire code and are therefore illegal…
