RXR has broken ground on a 30-story all-electric residential building at 89 DeKalb Avenue in Downtown Brooklyn. Designed by Perkins Eastman, the project is RXR’s fourth residential development in Downtown Brooklyn, and will feature 324 housing units, of which 98 will be rent-stabilized.

In collaboration with Long Island University (LIU), RXR has allocated approximately 55,000 square feet within the building for academic and office use, to cater to the expansion needs of LIU. The project is anticipated to be completed by 2025, bringing RXR’s total new units in Brooklyn to around 1,500 residences.

“We are thrilled to break ground today on our fourth residential building in the Brooklyn market and celebrate a strong long-standing partnership with Long Island University, demonstrating how such a partnership can unlock long-term value for educational institutions and deliver high-quality development for stakeholder communities,” said Rebecca D’Eloia, executive vice president, project executive for Development at RXR. “In the months ahead, we will develop a building that will be both a world-class, fully amenitized residence for Brooklyn’s growing community and a critical expansion for LIU.”

The building will incorporate a glass façade system and electric vehicle charging stations among other sustainable features. It will offer nearly 15,000 square feet of amenity space, which includes a 24-hour concierge service, coworking areas, and fitness centers. The space allocated for LIU is expected to enhance its educational capacity, particularly benefiting its nationally ranked pharmacy school by providing additional space for research and innovation acceleration.

  1. Not bad, but 30 stories makes this filler, with a 600 footer going up across the street and another one block over on Flatbush. I can’t wait for the parking lot on the corner of Fulton and Ashland Place to be developed. Surely it’s just a matter of time, and hopefully we’ll see something a little taller go up there.

  2. Isn’t every new building “all electric?” Gas is phasing out.

  3. Looks like every other Perkins Eastman building.

Glad to see a parking garage gone and an all-electric building, but there’s nothing sustainable about all that glass. This should also be passive construction.

  5. The race towards rolling brownouts on the East Coast continues…
