Plans have been revealed for BKX, a sprawling retail and entertainment complex planned for the former Macy’s building at 422 Fulton Street in Downtown Brooklyn. Developed by United American Land along with Dreamscape Retail & Entertainment and The Jackson Group, the 440,000-square-foot project will transform the five-story department store into a mixed-use commercial hub designed for flagship retail, immersive entertainment, hospitality, dining, and cultural programming. Dreamscape collaborated with experiential design firm iCrave on the project, including the design of a central atrium that will serve as the property’s primary gathering space.

The property is located between Hoyt Street and Gallatin Place.

The redevelopment will create what the project team describes as the largest contiguous block of retail space currently available in New York City. Flexible floor plates ranging from approximately 60,000 to 70,000 square feet, along with ceiling heights between 17.5 and 22.5 feet, are intended to accommodate a variety of tenants, including large-format retailers, entertainment operators, food halls, destination dining, wellness concepts, and cultural uses. Leasing for the project is now underway.

422 Fulton Street is located in close proximity to the 2, 3, 4, 5, A, C, B, D, N, Q, and R trains via the Fulton Street, DeKalb Avenue, Hoyt Street, Hoyt–Schermerhorn Streets, and Jay Street–MetroTech stations. Long Island Rail Road service is also available nearby at Atlantic Terminal.

“When we acquired this property, we saw an opportunity to reimagine one of New York’s most iconic sites for the next generation,” said Albert Laboz, principal of United American Land. “Rather than pursuing a traditional retail redevelopment, we’re creating a destination that reflects how people want to spend time today, bringing together entertainment, dining, retail, and community under one roof.”

  1. Brooklyn’s first Pear Store!

  2. I had the lowest of expectations and I’m still disappointed.

    • But seriously I give this 5 years before it’s shuttered and they propose a couple towers on this block (preserving the facade).

  3. If they were going for desecration they’ve succeeded.

  4. He’ll, I remember when it was A&S and it had a giant Merry Christmas in cursive on its facade. Saddening for glorious department store shopping.
