Permits have been filed for a 14-story mixed-use building at 152 East 21st Street in Gramercy, Manhattan. Located at the intersection of Third Avenue and East 21st Street, the lot is near the 23rd Street subway station, serviced by the 6 train. Victor Sigoura of Legion Investment Group is listed as the owner behind the applications.

The proposed 163-foot-tall development will yield 74,656 square feet, with 72,996 square feet designated for residential space and 1,660 square feet for commercial space. The building will have 48 residences, most likely condos based on the average unit scope of 1,004 square feet. The concrete-based structure will also have a cellar and a 30-foot-long rear yard.

SLCE Architects is listed as the architect of record.

Demolition permits have not been filed yet for the two-story structure on the site. An estimated completion date has not been announced.

    A corner location – let’s hope SLCE gets this one right.

  2. An average unit size of 1,004 square feet is pretty small for a new build in this neighborhood. This could be almost affordable for Gramercy.
