Permits have been filed for an eight-story residential building at 2971 Shell Road in Coney Island, Brooklyn. Located at the intersection of Neptune Avenue and Shell Road, the lot is near the Neptune Avenue subway station, serviced by the F train. Elie Fouerti of 1266 Park Place LLC is listed as the owner behind the applications.

The proposed 80-foot-tall development will yield 187,600 square feet designated for residential space. The building will have 189 residences, most likely rentals based on the average unit scope of 992 square feet. The concrete-based structure will also have a 56-foot-long side yard and 103 enclosed parking spaces.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

  2. 103 parking spaces, yuck
