Construction is progressing on 51 Ash Street, a five-story mixed-use hotel in Greenpoint, Brooklyn. Designed by Jeffrey Kamen Architect and developed by a non-profit organization formerly known as the North Brooklyn Boat Club, the 60-foot-tall structure will span 18,106 square feet and yield 11 hotel rooms spread across 9,856 square feet, as well as an 8,250-square-foot community facility for the North Brooklyn Community Boathouse (NBCB), a non-profit volunteer-run organization providing boating access to NYC waterways, workshops, and educational programs. Brooklyn Construction Group is the general contractor for the project, which is located on a narrow strip of land along Ash Street between Newtown Creek and the Pulaski Bridge.
Metal frame studs and insulation boards were just beginning installation on the second level at the time of our last update in early August, when the reinforced concrete superstructure stood largely exposed. Recent photos show the building almost entirely enclosed in the white interior envelope and several of the windows already in place on the upper levels. Gray metal railings were also installed around the outdoor steps leading up to the mechanical bulkhead doors above the roof parapet.
A preliminary black and white elevation rendering posted on site shows the first three floors with a dark brick façade with columns extending to the flat roof parapet. The fourth and fifth floors appear to be clad in a lighter envelope of floor-to-ceiling windows and metal paneling. Two rectangular mechanical bulkheads extend above the rooftop, which features wraparound metal railings. There is also an outdoor terrace positioned on the third story of the rear northern side with a two-story cantilever enclosed with tall windows directly above.
YIMBY anticipates 51 Ash Street will complete construction sometime in the second half of this year.

What a great location for a hotel. I wonder if their business model will be to house migrants and the homeless through city contracts.

Wow, that elevation drawing is kind of a hot mess. And only eleven hotel rooms?! What is all this?
That’s what Greenpoint needs: hotels.
Great use of a very limited and narrow space! The North Brooklyn Community Boathouse does great work and I’m glad that they’re getting a space for their facilities. There’s also an existing hotel in the next block over (The Box House) and it provides folks coming with a generally more affordable place to stay than hotels in the city or closer to Williamsburg. Wish there were more units though!

The entire point behind most development is to ditch excess money in the process of tax breaks and wait for the proper time to take profit when it is most advantageous. This means investing the least into future return. Of course there is risk; therein lies the excitement; but, like any gambling venture the art is in knowing when, where and how much one can afford to lose. It has nothing to do with design or public benefit.
