New Rendering Spotted For 280 Eighth Avenue in Chelsea, Manhattan

YIMBY spotted a new rendering amidst excavation at 280 Eighth Avenue, an upcoming 10-story mixed-use residential building in Chelsea, Manhattan. Designed by SLCE Architects and developed by Red Apple Group under the RA 280 Development LLC, the future 113-foot-tall structure will yield 58,021 square feet. Components include 52,432 square feet designated for residential space split among 64 rental units averaging 819 square feet apiece, 4,642 square feet for commercial space, 947 square feet for community facility space, a cellar level, and a 24-foot-long rear yard. Archstone Builders, LLC is the general contractor for the property, which is situated at the corner of Eighth Avenue and West 24th Street.

The main rendering shows a large eight-story rectangular volume cladded with a light-colored brick facade; a grid of floor-to-ceiling windows interspersed with dark spandrels arranged in vertical strips from floors two through eight; expansive retail frontage along Eighth Avenue and West 24th Street with multiple tenant spaces; and a four-story block set back from the ninth level with a pair of stacked balconies lined with glass railings. The tiered superstructure is bookended with two wide and narrow floor plates lined with more balconies and an exterior with gray paneling. Above the flat roof parapet is a mechanical bulkhead following the outline and edge of the 12th floor’s western half.

Meanwhile, crews were actively excavating and hauling away dirt in trucks using a dirt ramp leading out to the sidewalks along Eighth Avenue. A piling machine is seen in the innermost part of the parcel which is already several feet below street level.

    A rather strange design of one building wrapping another, but one less Rite Aid is always a good thing.

  5. “One less Rite Aid is always a good thing?” Really folks? Chain stores are always a menace, but for those of us who aren’t fabulously rich, the drugstore/general store chains have items at lower prices than smaller, single, privately owned stores. We used to have CVS, Rite Aid, and Duane Reade on the various corners on 8th Avenue between 23rd and 24th Streets. Now, for several years, we’ve had none. I know these are considered “first-world problems,” but for informed, elderly, and other folks who need services like these at lower cost nearby their homes, going half a mile to other general chain store locations is challenging, and ordering everything on line is not always possible. Thank goodness we’re presumably getting a Target with a CVS Pharmacy in it in the other hideous monstrosity that’s opening where the Aymar Building used to be — where the old CVS was — but years without these stores for the “not fancy people” has been a strain on this part of the neighborhood.

    • I generally agree with your concerns, but you lost me when you called the new building across the street a “hideous monstrosity”. Would you rather have the previous crap still standing as long as it still had a CVS in it? Seriously?

      • 1. Rite Aid went bankrupt, so you’re uninformed. 2. Don’t tell someone to “relax.” There are no convenient pharmacies in the area so the person who commented was absolutely correct with valid concerns.

  9. In response to Karl’s comments…try visiting NEW LONDON PHARMACY at 246 8th Ave between 22nd and 23rd Streets.

    I think you’ll be pleasantly surprised.

  10. go to new london pharmacy on 8th ave and off 23 st and 22 st, and to cash checks go to pay o matic cash checking center on w 23 st between 6th and 7th ave nyc, they sell onmy transit cards there too, have a change machine too

Need elevator in subway 8th Av/23rd st for seniors, parents w. strollers, people carrying packages, luggage, bad backs,knees, people w. disabilities.Regulation entitled Zoning for Accessibility allows developers to get concessions for building, paying for elevator and maintaining it when there is already subway in place near their property. Community Board 4 Land Use Committee meeting can hear this request from the neighborhood residents, many would benefit from an elevator

    NEW LONDON PHARMACY is one block away.
    Am I missing something here?
