The Gregory at 991 St. Johns Place in Crown Heights, Brooklyn via NYC Housing Connect

The affordable housing lottery has launched for The Gregory, a seven-story mixed-use building at 991 St. Johns Place in Crown Heights, Brooklyn. Designed by PKSB Architects, the structure yields 40 residences. Available on NYC Housing Connect are 12 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $85,715 to $227,630.

Amenities include pet-friendly policies, assigned parking spaces, bike storage lockers, a shared laundry room, gym, recycling center, elevator, package lockers, and outdoor areas including a rooftop terrace.

Residences have dishwashers, energy-efficient appliances, patios or balconies, air conditioning, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity, which includes stove and heat.

At 130 percent of the AMI, there are three studios with a monthly rent of $2,500 for incomes ranging from $85,715 to $146,900; three one-bedrooms with a monthly rent of $2,900 for incomes ranging from $99,429 to $165,230; four two-bedrooms with a monthly rent of $3,950 for incomes ranging from $135,429 to $198,250; and two three-bedrooms with a monthly rent of $4,550 for incomes ranging from $156,000 to $227,630.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 19, 2024.

  1. This is how you do it! It looks like they had to take down the structure but the replacement fits in so well (to a very interesting corner of Brooklyn). Assuming the portic from the original building was preserved to be re-installed?

  2. Crownheights constantly becoming UNAFFORDABLE, amazing when it comes to high market and high middle in come apartments there is no delays of it getting built, smh
