Nexstar Media Group Secures Full-Floor Sublease At 1301 Avenue Of The Americas In Midtown, Manhattan

Nexstar Media Group, the largest TV station operator in the United States, has secured a full-floor sublease at 1301 Avenue of the Americas in Midtown, Manhattan. Nexstar will rent 68,114 square feet on the building’s seventh floor from tax advisory firm CohnReznick. The deal was facilitated by Avison Young.

The 609-foot-tall Class A office building is owned by the Paramount Group and was designed by Skidmore, Owings & Merrill. It completed construction in 1964 and was comprehensively renovated in 2016. Its exterior features a glass curtain wall framed by concrete and metal.

1301 Avenue Of The Americas yields 1,770,988 square feet of leasable space across 45 stories and holds a LEED Gold certification. The ground floor features approximately 30,000 square feet of retail space with a variety of restaurants and shops. Notably, tenants will have access to Rockefeller Center via an in-building connection.

The property is located less than a ten-minute walk from Times Square, Grand Central Terminal, and Penn Station, offering easy transit access to nearly everywhere in New York City and the metropolitan area.
