Excavation is underway at 184-192 Bedford Avenue, the site of a two-story commercial building in Williamsburg, Brooklyn. Designed by Building Studio Architects as the architect of record and developed by L3 Capital, which acquired the property from RedSky Capital in 2020, the 30-foot-tall structure will yield 24,000 square feet as either a single-tenant retail flagship or a multi-tenant mixed-use property. RS JZ Bedford-N 6th, LLC is listed as the owner and McGowan Builders is the general contractor for the project, which is located on an interior lot between North 6th and North 7th Streets.
Recent photographs show a team of excavators beginning to unearth the 14,194-square-foot property behind sidewalk fencing. The new reinforced concrete foundation slab and perimeter walls should begin to take shape later this spring.
Renderings depict a red brick façade framing expansive floor-to-ceiling windows with arched openings on the second floor. Ornamental brickwork with vertical bond patterns adds contrast at the cornice and across the midpoint of the windows. The roof is shown topped with a landscaped terrace with seating and shrubbery.
The site is located directly across from the entrance to the Bedford Avenue subway station, served by the L train.
184-192 Bedford Avenue’s completion date is slated for March 2025, as noted on site.

The brick columns are too narrow for the arches above. The mixed-color brick is an unfortunate post-war fashion that needs to die.
Do it right, or don’t bother at all.
Across from a subway station and they’re going with two stories. This should be a 30 story or taller building filled with apartments and subsidize housing for those in need. Silly under-zoning.
Awful development. Agree with Dave that there shouldn’t be anything under 30 stories at this location.
Love the industrial look, but even better if it were at least 10 stories.
I don’t think 30 stories (or Taller)would work at this location unless it’s shaped like a thumb.
