L+M Development Partners and Osborne Association have finalized a $126 million agreement to advance the Marcus Garvey Extension Phase 2 in Brownsville, Brooklyn. This phase of the project will introduce 178 affordable housing units, with 88 specifically designed as supportive housing for individuals transitioning from incarceration, under the Empire State Supportive Housing Initiative. Osborne Association will facilitate on-site supportive services.
The development plans to cater to households earning between 40 and 70 percent of the area median income. Both buildings in this phase, named C and E on project plans, will be feature amenities including a laundry room, community space, social service office, bicycle storage, and a landscaped courtyard for recreational activities.
Building C at 380 Chester Street will stand eight stories and span 94,000 square feet, and will yield 87 residential units in studio to three-bedroom layouts. Building E at 753 Thomas South Boyland Street will also stand eight stories and span approximately 96,000 square feet with 91 residential units in studio to three-bedroom layouts. Both buildings have been designed by Curtis + Ginsberg Architects.
The rendering depicts the structures clad in a mix of light and dark gray brick framing a grid of rectangular windows with black frames. The ground floors feature expansive floor-to-ceiling glass for their retail and community facility spaces, and both buildings incorporate subtle cool-colored accenting on the sides of their shallow setbacks, adding visual variety to their appearance.
The developer is aiming for Enterprise Green Communities certification, integrating a variety of energy-efficient measures. It plans to feature an all-electric design with geothermal heating and cooling systems.
