The affordable housing lottery has launched for 340 Lenox Road, a 12-story residential building in East Flatbush, Brooklyn. Designed by AB Architekten and developed by Joseph Roubeni of Lenox Investors LLC, the structure yields 46 residences. Available on NYC Housing Connect are 14 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $64,183 to $165,230.
Amenities include a zen garden, focus room, garage with assigned parking, pet-friendly policies, bike storage lockers, package lockers, common area Wi-Fi, elevator, gym, and outdoor terraces including a rooftop terrace. Residences come with washers and dryers, air conditioning, energy-efficient appliances, intercoms, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity including stove, hot water, and heat.
At 130 percent of the AMI, there is one studio with a monthly rent of $1,795 for incomes ranging from $64,183 to $146,900; two studios with a monthly rent of $1,825 for incomes ranging from $65,212 to $146,900; and one studio with a monthly rent of $1,845 for incomes ranging from $65,898 to $146,900.
At 130 percent of the AMI, there are two one-bedrooms with a monthly rent of $2,345 for incomes ranging from $84,240 to $165,230; two one-bedrooms with a monthly rent of $2,375 for incomes ranging from $85,269 to $165,230; two one-bedrooms with a monthly rent of $2,395 for incomes ranging from $85,955 to $165,230; two one-bedrooms with a monthly rent of $2,475 for incomes ranging from $88,698 to $165,230; and two one-bedrooms with a monthly rent of $2,495 for incomes ranging from $89,383 to $165,230.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 1, 2024.
