The affordable housing lottery has launched for Mozart Long Island City, a six-story mixed-use building at 39-04 29th Street in Long Island City, Queens. Designed by Gerald Caliendo Architects and developed by Nestor Varela, the structure yields 20 residences, commercial space, and a parking garage. Available on NYC Housing Connect are six units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $105,395 to $198,250.

Amenities include pet-friendly policies, bike storage lockers, a shared laundry room, package lockers, elevator, virtual doorman, and terraces including a rooftop terrace. Residences come equipped with washers and dryers, air conditioning, smart controls for heating and cooling, intercoms, and name-brand kitchen appliances, countertops, and finishes.

At 130 percent of the AMI, there is one studio with a monthly rent of $3,074 for incomes ranging from $105,395 to $146,900; three one-bedrooms with a monthly rent of $3,282 for incomes ranging from $112,526 to $165,230; and two two-bedrooms with a monthly rent of $3,920 for incomes ranging from $134,400 to $198,250.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 5, 2024.

  2. Although it is the most logical place to put a microwave or convection oven directly above a gas range, it is highly problematic. The heat of the fire will eventually burn out the motherboard with all the electronics. I know from personal experience. And yet that is not nearly the worst part of this sad little kitchen.
