Permits have been filed for a six-story mixed-use building at 435 East 21st Street in Ditmas Park, Brooklyn. Located between Cortelyou Road and Dorchester Road, the lot is near the Cortelyou Road subway station, serviced by the Q train. Denis Korsunskiy under the Rod New York LLC is listed as the owner behind the applications.
The proposed 65-foot-tall development will yield 10,775 square feet, with 10,022 square feet designated for residential space and 752 square feet for commercial space. The building will have 10 residences, most likely condos based on the average unit scope of 1,002 square feet. The steel-based structure will also have a cellar, a 31-foot-long rear yard, and five open parking spaces.
Alix Michel of Citiscape Consulting is listed as the architect of record.
Demolition permits were filed earlier this month for the two-story residential building on the site. An estimated completion date has not been announced.
