Permits have been filed for an eight-story mixed-use building at 2828 West 28th Street in Coney Island, Brooklyn. Located between Mermaid and Neptune Avenues, the lot is near the Coney Island-Stillwell Avenue subway station, serviced by the D, F, N, and Q trains. Dimitrios Katehis of Gilbane Development Co. is listed as the owner behind the applications. In 2023, developers Tredway, ELH Mgmt, and Gilbane Development Company partnered to acquired Sea Park Apartments, an 816-apartment, three-building affordable property with the plans to rehabilitate them as well as build one new structure.
The proposed 99-foot-tall development will yield 267,856 square feet, with 266,212 square feet designated for residential space and 1,644 square feet for community facility space. The building will have 250 residences, most likely condos based on the average unit scope of 1,064 square feet. The concrete-based structure will also have a cellar, a 46-foot-long rear yard, and 56 open parking spaces.
Dattner Architects is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
