Permits have been filed to expand a three-story structure into an eight-story mixed-use building at 3060 3rd Avenue in Melrose, The Bronx. Located at the intersection of East 157th Street and 3rd Avenue, the lot is closest to the 3rd Avenue-149th Street subway station, serviced by the 2 and 5 trains. Lipa Engel is listed as the owner behind the applications.

The proposed 79-foot-tall development will yield 18,751 square feet, with 17,092 square feet designated for residential space and 1,658 square feet for community facility space. The building will have 25 residences, most likely rentals based on the average unit scope of 683 square feet. The masonry-based structure will also have a cellar but no accessory parking.
