The affordable housing lottery has launched for Ebenezer Plaza Phase II, an 11-story mixed-use building at 589 Christopher Avenue in Brownsville, Brooklyn. Designed by Perkins Eastman and developed by Procida Companies, the structure yields 208 residences and 14,000 square feet of commercial space. Available on NYC Housing Connect are 60 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $18,480 to $154,080.
Amenities include a gym, bike room, shared laundry room, outdoor space, an on-site resident manager, and a community room. Tenants are responsible for electricity.
At 30 percent of the AMI, there are four studios with a monthly rent of $454 for incomes ranging from $18,480 to $37,290; seven one-bedrooms with a monthly rent of $577 for incomes ranging from $23,109 to $41,940; and six two-bedrooms with a monthly rent of $680 for incomes ranging from $27,703 to $50,310; and four three-bedrooms with a monthly rent of $774 for incomes ranging from $31,989 to $57,780.
At 50 percent of the AMI, there are seven studios with a monthly rent of $1,010 for incomes ranging from $37,543 to $62,150; 30 one-bedrooms with a monthly rent of $1,271 for incomes ranging from $46,903 to $69,900; 10 two-bedrooms with a monthly rent of $1,514 for incomes ranging from $56,298 to $83,850; and four three-bedrooms with a monthly rent of $1,738 for incomes ranging from $65,040 to $96,300.
At 70 percent of the AMI, there is are two studios with a monthly rent of $1,476 for incomes ranging from $53,520 to $87,010; 35 one-bedrooms with a monthly rent of $1,854 for incomes ranging from $66,892 to $97,860; and 21 two-bedrooms with a monthly rent of $2,213 for incomes ranging from $80,263 to $117,390; and one three-bedroom with a monthly rent of $2,546 for incomes ranging from $92,743 to $134,820.
At 80 percent of the AMI, there are two studios with a monthly rent of $1,709 for incomes ranging from $61,509 to $99,440; 22 one-bedrooms with a monthly rent of $2,145 for incomes ranging from $76,869 to $111,840; nine two-bedrooms with a monthly rent of $2,563 for incomes ranging from $92,263 to $134,160; and one three-bedroom with a monthly rent of $2,949 for incomes ranging from $106,560 to $154,080.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 3, 2024.

Looks good but i really wish we cpuld get some 25 floor “spikes” out of the corners of these big affordible projects. I can imagine a day decades in the future where there’s some frustration builders didn’t take better advantage of some of these sites.
I notice in ‘some’ neighborhoods, its actually affordable…but in other neighborhoods like Criwn Heights ir Bed Stuy, where they want to displace and replace, the people living there,and move in mostly Whites and others, these apartments would be $2- 3 thousand a month for a 1 bedroom…These people know what they are doing.
