The affordable housing lottery has launched for 212 West 124th Street, an 18-story mixed-use building in Harlem, Manhattan. Designed by Body Lawson Associates Architects and Planners and developed by Carthage Real Estate Advisors, the structure yields 330 residences, 3,200 square feet of commercial space, and 7,164 square feet of community facility space. Available on NYC Housing Connect are 117 units for residents at 40 to 70 percent of the area median income (AMI), ranging in eligible income from $29,555 to $117,390.

Amenities include bike storage lockers, shared laundry room, elevator, green space, and an outdoor terrace. Residences come equipped with dishwashers, air conditioning, high-speed internet, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.

At 40 percent of the AMI, there are 13 studios with a monthly rent of $788 for incomes ranging from $29,555 to $49,720; 15 one-bedrooms with a monthly rent of $993 for incomes ranging from $36,926 to $55,920; and 15 two-bedrooms with a monthly rent of $1,184 for incomes ranging from $44,332 to $67,080.

At 60 percent of the AMI, there are nine studios with a monthly rent of $1,254 for incomes ranging from $45,532 to $74,580; 20 one-bedrooms with a monthly rent of $1,576 for incomes ranging from $56,915 to $83,880; and 20 two-bedrooms with a monthly rent of $1,883 for incomes ranging from $68,298 to $100,620.

At 70 percent of the AMI, there are eight studios with a monthly rent of $1,487 for incomes ranging from $53,520 to $87,010; eight one-bedrooms with a monthly rent of $1,867 for incomes ranging from $66,892 to $97,860; and nine two-bedrooms with a monthly rent of $2,232 for incomes ranging from $80,263 to $117,390.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than September 30, 2024.
