Permits have been filed for a 13-story mixed-use building at 34-35 44th Street in Astoria, Queens. Located between Northern Boulevard and 34th Avenue, the lot is near the 46th Street subway station, serviced by the E, F, M, and R trains. Silverstein Properties is listed as the owner behind the applications.

The proposed 145-foot-tall development will yield 301,061 square feet, with 285,292 square feet designated for residential space and 15,789 square feet for commercial space. The building will have 354 residences, most likely rentals based on the average unit scope of 805 square feet. The concrete-based structure will also have a cellar, one commercial loading berth, and 180 enclosed parking spaces.

Hill West Architects is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
